Responsibilities

This role combines team leadership, project management, facilities and operations management. We seek a senior leader who demonstrates proven success in building and running a fast-growing facilities organization delivering a large volume of simultaneous complex projects and programs on demanding time frames.

 

The successful candidate must operate as a true partner to local business leaders, finance, HR, IT, and other functional areas. He/she must be comfortable operating on both the strategic and tactical levels, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, and implementer. Having passion and in-depth knowledge of Property Management, FM Operations with a financial focus, is critical.

 

The optimal candidate is an experienced and vibrant professional who will excel within an entrepreneurial culture – providing vision, leadership, and communication – but not afraid to dive into details. They should also understand the nuances of being an approachable but smart client or buyer – fostering transparent external relationships, and balancing frugality with creativity.

ESSENTIAL FUNCTIONS

  • Mentors, develops, and coaches direct reports to improve leadership strength and assist in achieving career growth
  • Prepares and presents project proposals to senior BU and corporate management for review and approval
  • Drive strategy and direction for site operations consistent with global program guidelines and vision; think globally, execute locally.
  • Responsible for overseeing activities of contractors executing facilities services. Conducts regular, formal site condition inspections and solutions any one-off and systemic deficiencies identified.
  • Develops, cultivates and owns key relationships with customers and vendors
  • Responsible for managing facility programs such as facility maintenance and operations
  • Drive and Support special projects and strategic initiatives for the portfolio.
  • Collaborate with cross-functional partners such as HR, IT, Corporate Security, Safety/Emergency Preparedness, Business Assurance and Business Continuity.
  • Participate in any site level crisis including local FM, Stakeholders, HR, GREF Leadership, BAC, Corp Sec, Business Continuity (risk/legal when required)
  • Coordinate with the Regional Directors on operational matters.
  • Routinely review P&Ls for designated regional sites.
  • Interface with all Regional and Site Managers on business development.
  • Manage the operational and fiscal activities of assigned sites to include:  staffing levels, budgets and performance goals.
  • Plan, develop and implement systems and procedures to ensure the operating quality and safety of assigned sites.
  • Establish Regional, site and Site Manager goals and conduct performance appraisals/reviews.
  • Recommend recognition and/or disciplinary action of personnel as necessary.
  • Coordinate with HR and the COO to recommend appropriate compensation levels.
  • Approve Purchase Orders in excess of Site Managers authority level.
  • Conduct regular relationship meetings with contract customers to ensure proper services are being provided and to determine prospects for future sales.
  • Identify, monitor and evaluate Warranty Support opportunities at assigned sites.
  • Compliance with ELS Safety program policies and procedures.

  • Contributes to potential sales opportunities to include reading and understanding RFPs, writing RFP responses, assessing headcount needs, capital needs and contractual requirements to follow through with a new contract.  Will present ELS before Boards of individuals to sell our services.
  • Maintain a valid driver’s license and be insurable under the employer’s insurance policy.
  • Monitor contract performance and Key Performance Indicators (KPI) of a multiple location customer and make the necessary changes to ensure contract compliance.
  • Perform additional duties/assignments as may be required by management.

 

BASIC REQUIREMENTS:

  • A minimum of 15 years professional experience required - a significant portion of which should demonstrate success in managing a facilities organization of similar size and complexity
  • Demonstrated experience as a leader with 7+ years of senior management responsibilities
  • Bachelor’s degree in related field
  • Experience building and managing a team or department within a startup or entrepreneurial setting, particularly one with both proprietary and contract resources
  • A track record of championing speed, flexibility and frugality in the face of rapid change and extremely heavy workload
  • Highly competent with personal computers and productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint
  • Ability to pass required background checks. Strong administrative, communication and leadership skills and abilities, including verbal and written communication, judgment, organizational development, coaching and counseling.
  • Advanced knowledge of State and Federal Employment laws.
  • Ability to travel up to 50%
